    Do not wish to be pessimistic but. Soil contains many things which do not like humans. Dermatology problems & many other minerals which can circulate. Perhaps some sort of spray to seal would reduce the above possibilities. Not used tile grout but have used Polyfilla with good results...

    The fan exhaust. Be careful not to put in a strong fan just a gentle touch. Otherwise you will attract all the dust & bits in the air thro the unit. & they stick well to paint. Also as big a blades as possible on the fan helps to dissipate the air going through the unit. Worth building it...
